A New Kind

Of Development.

Responsibilities included leading and managing the complete evaluation, design, entitlement, and sales process utilizing all of my Business Development skills. Coupled with all of the above tasks, the development of parcels of ground from New York State to Florida was also my responsibility. Yasik Group with its 11 employees would identify a particular site; whether by its own methods or by its introduction through a high referral base of real estate agents and related contacts. 

Once a parcel of land was identified, we would evaluate the viability and feasibility; whether through a “By-Right”, Special Exception, Re-zoning, or even a Comprehensive Plan Amendment use. Through this evaluation we would and could determine a timeline and associated costs to achieve the approvals for the proposed use. This too was accomplished through strong local relationships with governmental officials as well as politicians. I would also negotiate, and compose all land contracts on the parcels we chose to move forward with.

 This parcel is zoned C-8 and is rare to find in the area. The area is selling for $1,000,000 per acre for unimproved raw land. We looked at the recent sales rate, active listings, as well as those under contract –

The investment land parcel sits on 10.78 acres with views of I-395 North. Out of the 10.78 acres, there is some RPA and some Flood plain. Zoning has approved the land for commercial use and zoned C-8.  While the RPA has limited ability for construction, the flood plain can have parks or athletic fields on it.

In this project all structures will share the same parking spaces without discrimination.

The Hotel and Event Center are expected to occupy approximately 2 acres, the others will use about 1.8 acres to include:

​READINESS FOR ACTION

  • The different project owners are ready to proceed with development upon purchase of the land. We will ratify contracts as soon as we take ownership of the land. The Maximum allowed by the County for improvements is 282,269 SF for the buildable acres but we plan to put up no more than 200,000 SF of total construction to avoid overcrowding.

  • The C8 zoning in Fairfax county is the most sought-after with the most flexible uses. Any risk will be with any use that requires a Special Exception (for example, the Self-storage Unit). Everything else is by right based on the currently approved C8 zoning.
